Florida Homes built to stricter standards fared better during Irma

muscle house As homeowners in Florida begin to take stock of the damage from Hurricane Irma, industry observers note that homes built to the state's stricter building codes seem to have fared better. The feedback we're hearing is positive," says Rusty Payton, chief executive of the Florida Home Builders Association. "We're all interested and there will be a deep dive. It appears that it did its job." Bill Wheat, executive vice president and chief financial officer at home builder D.R. Horton Inc., says his company's early assessments "indicate that the more recent building standards post-Andrew over the last 20 years have held up relatively well." The evidence so far is preliminary, however. Insurance companies, home builders, city and county officials and local resiliency experts say they are still conducting assessments of how homes and commercial buildings built to different standards held up during Irma. Florida has one of the strongest building codes in the country. Passed statewide in 2002 after Miami-Dade County beefed up regulations in the wake of Hurricane Andrew in 1992, the new rules required newly built homes to have stronger fasteners that prevent their roofs from blowing off, nails instead of staples, and impact-resistant windows in certain areas. Florida passed a bill this spring that gives the Florida Building Commission flexibility to evaluate whether or not to make code changes to keep up with technological advancement and removed a requirement that it adopt International Code Council standards every three years. NEW YORK – July 10, 2017 – Many homeowners are looking to improve their living space – whether it's a renovation or redecoration, a gardening or landscaping project, or perhaps it's time to become less reliant on the grid. If you're itching to rely less on your electric company, consider these solar options: Vivint Solar Vivint Solar just hit a milestone of 100,000 installations across 16 states. It provides homeowners with high-efficiency solar panels, plus they take care of installation and maintenance. While solar energy production depends on weather patterns and sun hours, panels are designed to produce between 280 and 290 watts of solar energy, saving homeowners a conservative estimate of 10 percent to 30 percent on electricity. How does it work? In the case of Vivint, there are two offerings. One is paying for installation outright, or securing financing – and you own the panels. Costs typically start between $20,000 and $30,000, but there are government incentives you may be eligible for. Any excess power you generate could be sold back to the electric company to give you a credit towards your utility bills. The second option is called "PPA" or "Power Purchase Agreement" lease, where there's no upfront costs to install the solar panels, but you'll pay Vivint Solar per watt over a 20-year term, with rates lower than your power provider, the company says. You may still sell excess power back to your electric company. Other popular solar providers include Sunrun, Sunnova and SolarCity (bought by Tesla one year ago). Many residential solar providers are listed at energysage.com and google.com/sunroof. Tesla's Powerwall Announced in 2015, Tesla's Powerwall is a large rechargeable lithium-ion battery that, when paired with solar panels on your roof, stores surplus electricity for future use. Powerwall can be used to power your home at night, and it serves as a backup battery, too, such as protecting your home during a power outage – to keep your lights on, Wi-Fi working and refrigerator running. Easy to install and with no maintenance, Powerwall can be mounted to a wall or stacked up on the floor. Measuring 44 x 29 x 5.5 inches, there's no exposed wires or hot vents, so it's child- and pet-friendly, plus it's water-resistant and dust proof for indoor or outdoor installation. The official website has a slider for you to select how many bedrooms your home has, ranging from one (about 10 kWh per day) to six-plus (70 kWh or more per day), and it'll suggest how many Powerwalls you'd want to install. One Powerwall costs $6,200 for equipment, with an estimated installation cost of $800 to $2,000 – not including solar installation, electrical upgrades (if needed), taxes, permit fees or other associated charges. Two Powerwalls cost $11,700 for the equipment. Tesla is also accepting $1,000 deposits for its Solar Roof, made of shingles that resemble conventional roof tiling. Available in early 2018, costs are $21.85 per square foot, but according to Tesla's online calculator, it could set back a homeowner as much as $75,000, though the company says it would be paid off over 30 years and with a lifetime guarantee on the solar tiles. NAR: U.S. existing-home sales rise 1.1% in May WASHINGTON –June 21, 2017 – Existing-home sales rebounded in May following a notable decline in April, and low inventory levels helped propel the median sales price to a new high while pushing down the median days a home is on the market to a new low, according to the National Association of Realtors®. All major regions except for the Midwest saw an increase in sales last month.Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, climbed 1.1 percent to a seasonally adjusted annual rate of 5.62 million in May from a downwardly revised 5.56 million in April. Last month's sales pace is 2.7 percent above a year ago and is the third highest over the past year.NAR Chief Economist Lawrence Yun said sales activity expanded in May as more buyers overcame the increasingly challenging market conditions prevalent in many areas."The job market in most of the country is healthy and the recent downward trend in mortgage rates continues to keep buyer interest at a robust level," he said. "Those able to close on a home last month are probably feeling both happy and relieved. Listings in the affordable price range are scarce, homes are coming off the market at an extremely fast pace and the prevalence of multiple offers in some markets are pushing prices higher."The median existing-home price for all housing types in May was $252,800. This surpasses last June ($247,600) as the new peak median sales price, is up 5.8 percent from May 2016 ($238,900) and marks the 63rd straight month of year-over-year gains.Total housing inventoryat the end of May rose 2.1 percent to 1.96 million existing homes available for sale, but is still 8.4 percent lower than a year ago (2.14 million) and has fallen year-over-year for 24 consecutive months. Unsold inventory is at a 4.2-month supply at the current sales pace, which is down from 4.7 months a year ago."Home prices keep chugging along at a pace that is not sustainable in the long run," added Yun. "Current demand levels indicate sales should be stronger, but it's clear some would-be buyers are having to delay or postpone their home search because low supply is leading to worsening affordability conditions."Properties typically stayed on the market for 27 days in May, which is down from 29 days in April and 32 days a year ago; this is the shortest timeframe since NAR began tracking in May 2011. Short sales were on the market the longest at a median of 94 days in May, while foreclosures sold in 48 days and non-distressed homes took 27 days. Fifty-five percent of homes sold in May were on the market for less than a month (a new high).Inventory data from realtor.com® reveals that the metropolitan statistical areas where listings stayed on the market the shortest amount of time in May were Seattle-Tacoma-Bellevue, Wash., 20 days; San Francisco-Oakland-Hayward, Calif., 24 days; San Jose-Sunnyvale-Santa Clara, Calif., 25 days; and Salt Lake City, Utah and Ogden-Clearfield, Utah, both at 26 days."With new and existing supply failing to catch up with demand, several markets this summer will continue to see homes going under contract at this remarkably fast pace of under a month," said Yun.According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage decreased for the second consecutive month, dipping to 4.01 percent in May from 4.05 percent in April. The average commitment rate for all of 2016 was 3.65 percent.First-time buyers were 33 percent of sales in May, which is down from 34 percent in April but up from 30 percent a year ago. NAR's 2016 Profile of Home Buyers and Sellers — released in late 20164 — revealed that the annual share of first-time buyers was 35 percent.Earlier this month, NAR hosted the Sustainable Homeownership Conference at University of California's Memorial Stadium in Berkeley. A white paper titled, "Hurdles to Homeownership: Understanding the Barriers," was released, which honed in on the five main reasons why first-time buyers are failing to make up a greater share of the market."Of the barriers analyzed in the white paper, single-family housing shortages will be the biggest challenge for prospective first-time buyers this year," said NAR President William E. Brown. "Those hoping to buy an entry-level, single-family home continue to see minimal choices. The best advice for these home shoppers is to know what you can afford, lean on the guidance of a Realtor® and act fast once an ideal property within the budget is listed."All-cash sales were 22 percent of transactions in May, up from 21 percent in April and unchanged from a year ago.
